| Upswing in activity downtown under way Posted: 15 Dec 2012 02:04 AM PST Q: I'm curious to find out a local professional's thoughts about the proposed and ongoing changes downtown. Are you seeing an influx of investment interest downtown? Is it primarily commercial or residential?     |

Occasionally, the address listed is the homebuyer's mailing address and not the actual location of the home. Check the parcel number to make sure. Also, a few transactions do not reflect the market value of the homes.    |
| National health care program won't affect home sales taxes Posted: 15 Dec 2012 02:04 AM PST A: No, there won't. You'd have to make more than half a million dollars profit on the sale of your home before any extra tax would be due. Even then, it wouldn't be a tax on your sale price or on that first $500,000, but only on any capital gain above that amount. (For single taxpayers, the tax will start after the profit reaches $250,000.) What's more, you still wouldn't be taxed unless your other income was more than $250,000 for a couple or $200,000 for a single taxpayer.    |
| Condo owner moves without replacing floor Posted: 15 Dec 2012 02:04 AM PST Q: I am writing to ask your advice about a situation we are having with a violation of our covenants, conditions and restrictions at our condo complex. We own our first-floor condo. The unit above was granted a medical exception to remove the wall-to-wall carpeting to install hardwood flooring for health reasons. As you might imagine the noise level was quite annoying in our downstairs unit.    |
