For the period of March 26 through April 1, the median list price in Las Vegas, NV 89144 is $340,000—down 9% from last week. I will investigate the Market Action Index later on to see if we can expect this week's blip to become a downward trend.

Despite this week's down tic, price trends in 89144 have generally been moving up lately. Since it is technically a Buyer's Market, this price trend may be a result of improved quality of the homes being listed (newer, larger homes). Look at the descriptive statistics where you may notice the homes being listed are larger and younger than they have been in the past:

The median sales price for homes in Sunrise Manor, Las Vegas for Dec 11 to Feb 12 was $70,000 based on 1419 sales. Compared to the same period one year ago, the median sales price decreased 16.4%, or $13,707, and the number of sales decreased 3.7%. Average price per square foot for Sunrise Manor was $363, an increase of 441.8% compared to the same period last year. There are currently 613 resale and new homes in Las Vegas on Trulia, including 1,943 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Sunrise Manor was $88,376 for the week ending Mar 28, which represents a decrease of 0.4%, or $376, compared to the prior week.
