Cash pay vs Financing? Why are some properties (lower cost) cash pay only?

I'm a first time home buyer and I'm looking for an inexpensive place to live at (condo, town home, small single family). I've come across some amazing properties but a lot of them will only accept cash! Since I don't have 50k lying around, I'm forced to finance through a lender. My question is, why do some properties ONLY accept cash offers? I guess I'm confused as to how the process works on financing. Doesn't the seller get their money either way.. Whether it be direct from the buyer or from the lender? Is there certain details about the properties I don't know about that only qualifies them as cash only? Any help is appreciated. Thank you.

if more home become empty and takes years before homes are sold. will my assoc fee go up to cover the cost of the empty homes not paying. How can I find this info out? thanks for all the help.
