Hi, I am an Australian looking to purchase a long-term investment property in Las Vegas. I have a number of questions to ask:

1. Which areas in LV would you recommend for a sought-after rental property? 2. What additional costs are there to the outright purchase of the home? 3. Are there any websites that you could recommend detailing the process for a non-US citizen purchasing property in the US? 4. Can agents act to purchase property for overseas investors? LAS VEGAS-The commercial division of the Greater Las Vegas Association of Realtors launches an expanded version of its database and property listing service operated by and for local brokers.

Any real estate experts out there with experience in Las Vegas real estate short sales?

My spouse and I will be filing for divorce in the near future. We own two properties - one on the east coast which is being leased to a renter and on which we have no real equity (we could probably sell it for what we owe). Our other property is in Las Vegas and we owe approx. $130k more than what the house is currently worth. We are now able to afford the payments on both houses (the rent on the property back east covers that house payment). However, once we legally separate, it will be difficult to continue payments on the house, plus whatever rent I will have to pay in my new residence (leaving the state). While my spouse can afford to stay in the house (might have to get a roomate), we'd rather get out from under the loan and move on. Realistically, what are our chances of getting a short sale approved on the LV property? Can the bank force us to sell our other property (we would be willing to sell if the house were not under a lease agreement...one year left).

leave them open for a week or so (and then extend if necessary) until a couple get accepted - even though I will want two of the 4-5. Then rescind the other 3 or so. This is contrary to what I am used to. I'm used to writing an offer and preparing to have to close on it. But this is what he says is happening right now. That it easy to get out of the other sales and not remove some of my conditions. That the banks will take their sweet time in looking at the offers, and this what I gotta do and this what everyone is doing out there...Thanks in advance for any advice!
