We are looking to buy a manufactured home in a 55 park.

We have never bought this type of home so do you recommend getting a real estate agent to represent us seeing the park handles all their sales internally? Who does the inspections. how dramatic are the closing costs and are there usually any other fees for manufactured homes beside the lot rent and usual elec., gas, water TV etc. We have seen many gorgeous listings with garages, dens and beautiful interiors and desert landscaping for as little as 50,000. Many have exactly what we are looking for and we will be using cash from retirement money so it will be a cash sale. Park salesman obviously want to make a sale much like car salesman but we want to look out for our interests but hate paying a fee just to have someone walk us through places. We know some whose agents were interested in their commission and didnt hardly work for their commission. I guess what I'm asking is....is it safe to buy a used home direct from a park sales office and what pitfalls should we look for?
