| I would like to make my search critiria to only property over 1/2 arce. How do I do this? Posted: 15 Jan 2009 05:56 AM CST I am looking for a home in Las Vegas or Henderson from $50,000-$250,000 with 3-5 bedrooms, 2 bath, on a min of 1/2 acres. How do I search for listing that are a min 1/2 acre. Even if it is more than a 1/2 acre your site will only bring it up if I put in over a 1/4 acre and all other sites don't allow that search at all. Any suggestion.     |

I wonder if there are other RE investors on this site who have purchased an investment property through REPO or short sale but do not live in Las Vegas. Can you please share your experience in buying and managing the property from distance? I am particularly interested in hearing your experience of working with a realtor to purchase the property (how many trips did it take before you get it done?) and your experience of working with a property management company (how do you find a good one?), etc.? | Posted: 30 Dec 2008 02:42 PM CST last year this time, everyone was screaming buy, buy, buy. What happened to all your enthusiasm? Oh, thats right, you all came back to reality. If it wasn't for greedy realtors and brokers pushing people into houses they couldn't afford, and stupid people trying to buy a 500K house on a 30K income, none of this would have happened. You should all be ashamed of yourselves. Not all realtors and brokers contributed to this mess, I realize that, but the bulk of them did. I hope you all lose your homes too because you can't sell any houses. Hell, you guys get paid for doing very little work anyways. Now before you all scream that I don't know what I am talking about, my wife was a real estate paralegal and dealt with you guys on a regular basis and said 95% were worthless, lazy, and out for a quick buck. To the 5% who give a crap, I hope you can come through this. For the 95% who are worthless, you need to suffer wth the mess you created     |

| I want this property but the lender was Silver State which folded. The FDIC has it. How do I get it? Posted: 17 Dec 2008 10:06 AM CST I can't figure out how to contact the lender of this property since it was a bank that folded. I believe the FDIC must have it. Will they make a deal or do I have to wait until the actual foreclosure to happen (next month) and then see if the mortgage will be sold to a third party? I want to make an offer as soon as possible and can't figure out who to contact. I know they will have to go through the foreclosure process as the owner was unable to arrange a short sale. I figured the lender would want to avoid hiring a realtor and spending the money to list it if they could already have an offer waiting as soon as it forecloses. Also, do I need a special type of realtor that specializes only in foreclosures? Thanks!
