Condo/Hotel market in Las Vegas? Posted: 27 May 2009 09:17 PM PDT With the fall in purchase prices do you think there are good investment opportunities out there? How much longer before prices start to recover? Specifically I have been researching the MGM Signature studio condos starting at $140k. I would personally use the unit 1-2 weeks per year and rent out the rest of the time. Just trying to get some opinions of realtors who live in the area. Thanks |

Posted: 27 May 2009 02:15 PM PDT We recently won our bid on a property and we given a closing date of May 29, 2009. Then we get this phone call that our lender doesn't agree with the appraisal and that the home is worth less in the area we are purchasing. She told us that they were going back to the sellers to see if they would lower the purchase price. What happens if he doesn't agree? my husband asked. Lender said well then you best be prepared to shop for another home or have more cash for down payment. Meanwhile, they told us we will not meet the deadline because of it. As a result, it will cost me an extra month's rent, my family who's coming into town did not book their hotel because we figured we will have the house by then and now we stand the chance of being penalized because we will not be closing in time? To top it off, they will or won't they change the date on our first mortgage payment? If not, then I will have to scramble to meet it since it will be due two weeks after I move in? |
Posted: 27 May 2009 02:20 PM PDT As it turns out our mortgage broker calls and said that he has to get a quick appraisal of the home because it was discovered that the appraiser made mistakes. We are purchasing a 4 bedroom with a two car garage and he appraised it for 3 bedroom with 1 car garage. Now our mortgage agent said he cannot promise to close by June 6 (which is when my husband and kids will be coming to town) because there's nothing he could do? This is hard times and we are not at fault. We turned in all the paperwork on time and why do we seem to get penalized by me extending my stay at my apartment, my family having to get a hotel, and possibly getting penalized by the seller because we can't close on time. Someone should have caught this error early on. Do we need to pay to have it re-appraised again, too? |

Posted: 27 May 2009 10:52 AM PDT getting anywhere or making any progress. I am curious as to whether I should join a team who specializes in REO's. Is there any advantage to working with a team? And more importantly--could I make a living working with a team? To me it seems like it might be good experience. I appreciate any and all thoughts on this. |
