What is the responsibility of the HOA in maintaining landscaping? Posted: 14 Nov 2009 02:01 AM PST Q: In our single-family gated-community, the builder installed a 10-foot strip of frontage landscaping on the private property of each home consisting of plants, trees, grass, decomposed granite and irrigation system for the same area. Our covenants, conditions and restrictions address the landscaping installed in the front yards of lots as part of the initial construction of this community. It defines installed landscaping as the "landscaping, together with related irrigation equipment and systems serving such landscaping..." Then it states: "Maintenance and repair of installed landscaping shall be the responsibility of the association, and the costs of such maintenance shall be common expenses..." |

One of two owners want to sell Posted: 14 Nov 2009 02:01 AM PST Q: I am a co-owner of a condo purchased in 2006. I am interested in moving back to Southern California and my roommate says no to selling and moving. How do I go about getting my name off of the property and moving on? We currently owe about $60,000 more than the unit is appraised at and I want to know if the mortgage company would approve of me turning the ownership over to my roommate (without) paying heavy fees. Posted: 25 Feb 2008 09:03 PM PST For those of you I offended in another blog, sorry. When I purchased in 2006 in Vegas, I bought a 342000 home, put down 20%, have a 5.75 interest rate and a payment of 1800 per month. In todays market, I might be able to sell it for 270K to 280K which is a loss I cannot deal with. We went to move to a different area of town, closer to Silverado Ranch. I -15/I-215 area, but we are in Henderon in Highland Hills by Black Mountain Rec Center. Is there anyway to trade a home for one of these homes that are in short sale or foreclosure? The goal would be to upgrade from our existing home and try to help someone out in a bind who needs something less or payments around what we have now. We owe 268000 Thanks |
