Posted: 19 Feb 2010 04:52 PM PST Prater If I buy a Condo in sumerlin for $60,000 and rent it for around $800.00 per week - I am not taking a mortgage. So - I am alowing 4-6% of the total value for closing costs ( non recuring). Recuring costs - Home owners insurance - $250.00 per $100 000.00 - Taxes - 1% of total value - Association fees ( im not sure what these are; can someone give me an idea of what they are and roughly what they will cost in relation to this scenario) - Utilities ( again, im not sure what these are can someone give me an idea of what they are and roughly what they will cost in relation to this scenario) - Maintainance, I will allow $500.00 per year. ( this seems reasonable as for $60,000 the condo should be relatively new. - I am also aware that some of these condos are in gated areas and some are not; do all these expences relate to both? - Is there anything that I have missed in my scenrio that you can bring me up to speed with. |

Posted: 19 Feb 2010 01:33 PM PST I got accepted to dental school in las vegas. So starting this August, we will have zero income! We will pull out student loans. Since my husband has $20,000 debt, if we buy a house, it will be under my name. I have excellent credit, but my income is almost nonexistent. So we are thinking about a non occupant co borrower. What I am wondering is a no-cb needs to have perfect credit scores also? or do they average out mine with a no-cb's? We are interested in the FHA loan. I have one car loan, which is $ 16,000. I believe my credit score was 788 at that time. I do not know my FICO score right now. We are thinking to use my husband's sister as a no-cb. She has been have very steady income for 5 yrs. I believe it is about $50,000~60,000/yr, but her credit score is not that great. Is it possible for us to buy a home? |
