short sale in cash. I want to use buyer agent to submit the offer because I want to have some one on my side to protect my interest since I will pay cash.......I do not want any mistake..As the same time in short sale the commission is so little it may discourage the listing agent to work with my buyer agent.....because listing agent do not want to split the commission......What is the normal % commission on shot sale? I will need buyer agent to help me any way . so what is the smart and practical way to have my buyer agent do the work on behave of me if I have to spend money ...I will....thanks for your advice

is it possible to lower down the selling price as low as $150,000-160,000? this will be my first home. i am from california and i plan to relocate in las vegas, nevada. i have an excellent credit score of 765.

We were pre approved for loan from Bof A and now wonder if we should get back to looking. We also wonder if we'll ever find a home that isn't already "pending". We were purchasing on Camino Mirada but would now like to look further west on Ann Rd. Are there still homes in that area for $125,000 and should we try a short sell again?? Thank you. p.s. We were told for the entire 5 months that our offer on Camino Mirada was accepted.

Our budget is 250K. We would like to look at houses in both areas. Looking for a 2000 sq fot home. Have two young boys, so house must be in area with good schools. We would like to start with Summerlin since this is where we are currently renting. We have no problem having 2 agents. One for Summerlin and one for Anthem if no one is willing to show both areas.

How long does it take to close on a house? From start to finish.

How long does it take to close on a property that is not a foreclosure. Say, that I agree to buy a house on March 1, how long would it be before I could move into the house? I know it varies, but what would be a normal time frame?
