LAS VEGAS APRIL HOUSING REPORT SHOWS STRONG GAINS. Posted: 06 May 2012 11:27 PM PDT Despite what the main street media is reporting, The RPX Monthly Housing Market Report says that both home sales and home prices increased strongly in the month ended February 16. The RPX Composite Price which tracks home prices in 25 major metropolitan areas was up 1.9 percent over the previous month, a change which RPX called large relative to changes of the same period in recent years. There was also a strong increase in home sale transactions in those metropolitan areas. The RPX composite ended the period at $172.84 per square foot compared to $169.75 per square foot in January. It is only fair to mention that January set the lowest price for the Composite since July 2002. February's Composite price is still 3.18 percent lower than it was in February 2011. http://tiny.cc/7rdodw LAS VEGAS FORECLOSURES WITH 10% DOWN FOR INVESTORS. <--Want More Info? .I WILL FIND YOU THE PERFECT PROPERTY AT A GREAT PRICE. 35 YEARS EXPERIENCE

The Pros and Cons of Hiring a Las Vegas Realtor Posted: 06 May 2012 11:36 PM PDT With all the articles telling us how important a realtor is, a lot of people already think getting a realtor is a requirement when doing real estate transactions. The truth is that you don't actually need to have a realtor with you, and it is more of a preferential decision. I have written this article to help you decide whether you really need to get a realtor or not. This article will be talking about the pros and cons of getting a professional who will be helping you when getting your house. Pros of Getting a Realtor The main advantage that you will get from the service of a realtor is that you won't have to look for the properties on your own. Realtors have their own list of properties, and all you have to do is to let them know about the things that you want and they will be looking for the perfect house that suits your needs and your budget. This will make things faster and easier for you, because you don't have to spend a lot of time for it. Aside from this, they will also be handling all the documentations that you need in order to transfer the ownership of the property under your name. This will make everything easier for you, because you don't have to think of the documents that you need for it. They were doing this for years, so you can be assured that you will be successful with your transaction. Cons of Getting a Realtor When getting a realtor, you need to pay more - or get less - for the property. For example, if you are going to sell your property, the realtor will get at least 5% up to 10% of the total amount to cover their service fees. If you are going to buy a property, you need to pay 5% up to 10% more, depending on your agreement with the seller or the realtor who will be helping you with your transaction. Another disadvantage that you will experience if you are going to get a realtor is that you will only be limited with the list of properties that they have. Yes, they do have a list of all the properties for sale, but you need to know that not all properties for sale are on their list. This may not be a total disadvantage, but you might miss a better real estate property that is not in their list. There are a lot of things that you need to do if you want to get the best properties for you. Getting a Las Vegas Realtor will help you get the best deals, but you need to be sure that you have the best and most credible Realtor in Las Vegas with you. It would be great if you are going to visit our website now, because we will help you find the best Realtor Las Vegas for you. |

LAS VEGAS FORECLOSURE PRICES ARE GOING UP AND THE BANKS KNOW IT Posted: 06 May 2012 04:14 PM PDT REO prices have risen 5.5 percent over the last year, whereas market sales prices have fallen 2.9 percent, Clear Capital reports in its April housing data index. Investors are snatching up REOs, fueling price gains for distressed properties. Clear Capital, which measures median price per square foot, finds that REO prices are rising at a much quicker pace than prices for non-REO sales. "Should investor interest continue to drive the expansion of REO-to-rental programs over the next several months, there could be a significant impact on the market overall in terms of providing a rising floor to home values," says Alex Villacorta, Clear Capital's director of research and analytics http://realtormag.realtor.org/daily-news/2012/05/01/reos-get-pricier-report-shows I WILL FIND YOU THE PERFECT PROPERTY AT A GREAT PRICE. 35 YEARS EXPERIENCE
