~Banks/sellers are selling at the Fair Market Value [FMV] of today....FMV is a discount of 50-60-70% off original sold pricing of 2002, 2003, 2004, 2005, 2006.

~Also the banks/sellers are absorbing the loss on the huge deficiency on the defaulted mortgage for the winning buyer.

~The banks/sellers are also delivering clear and marketable title; whereas they are paying for all delinquencies with penalties & interest [water, gas, electric, sewer, property taxes, hoa fees, etc.] and liens on title that have been left by the previous defaulting owner for the buyer.

~The banks/sellers are also paying for the Title Commitment insuring that they are delivering clear and marketable title for the buyer.

~The banks/sellers are also paying for Realtor fees. [This is approximately 4-6% of a sales price for both Seller and Buyer agent share]

~The banks/sellers are paying for their own closing costs. No buyer contributions are requested by the banks.

~The banks/sellers are selling properties in "As is" condition; whereas no repairs are made.

~The banks/sellers are paying for the Home Owner's Association Resale Package.

~There are prevalent bidding wars and multiple offer situations on properties.

First time H1B Visa Buyer, Mortgage Question

Hi, My company is going to start my green card application soon, it's already with our immigration lawyer. I was just looking for advice, i'm in a stable job, solid income. I'm in IT in a senior role and have started saving up a deposit. I was wondering if anyone knows any mortgage providers that would consider this sort of case? I've fallen in love with Summerlin/Lakes area. Properties I'm looking at are in the 150-250k range.

The nation's housing finance overseer and Freddie Mac are citing the strong multifamily investment market as a reason for pushing ahead on their agenda to gradually eliminate government guarantees in the multifamily sector business and replace them with new private capital sources well ahead of efforts to begin unwinding their single-family finance operations.

Earlier this year, the Federal Housing Finance Agency (FHFA), issued a strategic plan for Freddie Mac and Fannie Mae that envisioned different kinds of roles for the two big government-sponsored enterprises (GSE) within the single-family and multifamily financing business. Doing so, the FHFA argued, could help revive the lagging housing market.
