my realtor is a friend of the person who finds you lenders and for some reason i just don't trust the appraisal of a home i am purchasing since the homes are going for less in the area. i tried to buy another home but the appraisal came very low and cancelled, so i believe my realtor does not want to go thru that again, so they just told me the bank approved the appraisal, which i find very fishy.

i put a bid on short sale,now ready to close but prices have gone down in the neighborhood, how honest is the appraisal who is friend with the lender

could the realtor who is a friend with the lender give me an honest appraisal? if the value has gone down in price?had an incident where the value was higher then the appraisal and the sale was cancelled. could they juggle numbers?
