In our covenants, conditions and restrictions, there is a section stating that owners cannot have dogs over 25 pounds and renters are only allowed birds or fish. American West is introducing a new 3,068-square-foot, single-story floor plan that includes a BRAG (bonus room and guest) space to its Kensington neighborhood located in the Highlands Ranch community in the southwest portion of the valley. Is 150% of the cost of minor repairs (~$5k) a fair amount to hold back on the purchase of a short sale appraised $10k higher than sale price?

The appraisal was $10k higher than the sale price, "subject" to completing a few minor repairs estimated at $5k. I am putting 20% down and have very good credit. Is this holdback process normal? Seems odd and annoying!

Is it better to buy a house or condo in Las Vegas? I'm looking for a vacation home. My budget is under 120k
