LAS VEGAS MASSIVE INFLATION DRIVING HOME PRICES HIGHER

Massive inflation" is poised to strike the U.S. economy and the best hedge against galloping prices won't be gold but real estate, says the sector's mogul Donald Trump.

Gold, a fixed asset whose supply does anything but fluctuate, has long been used as a hedge against inflation, although real estate will do a better job going forward due to its availability and current pricing.

"The bottom line is I love real estate," says Trump.

"I like it because I think you are going to have massive inflation at some point, and to me real estate is a much better hedge against inflation than gold, which you can't touch."

Houses for Rent in Las Vegas

Las Vegas real estate in 2012 will no doubt be a wild and wacky and an unpredictable market resulting in broken crystal balls as it has been for the last 5 years.   This I am sure of.

My 2012 Las Vegas real estate market trends predictions will depend on several factors:

    • Steady interest rates
    • Steady underwriting guidelines (LOL!)
    • Current laws
    • Current market conditions

 

Houses for rent in Las Vegas are a hot commodity – even with high unemployment rates.  There is always a demand here!

Recently, investors purchasing ultra cheap Las Vegas homes for sale and turning them into rental homes.  This has produced a glut of Las Vegas rental houses available and pressured rental home prices down – a tad.

With AB 284 rearing it's ugly head now – this may produce a higher demand for rental homes for the time being as buyers may not be able to purchase a home within their specified time frames.  It will take foreclosed homeowners and renters out of the pool, for the time being, however.  It is still uncertain if one pool of renter will offset the other.

On the supply side of the Las Vegas rental home market:  if resale prices go up (and they are ever so slightly due to the low inventory,) it may make those investors hold off on rental purchases.  This all means less rental homes available and hopefully rental prices can stabilize.

The 2012 Las Vegas rental market will definitely prove to be interesting in the end – like all of our other markets!

2012 Real Estate Market Trends: Las Vegas Buyers

Las Vegas NV Real Estate Inventory Trends March 2012

Las Vegas real estate in 2012 will no doubt be a wild and wacky and an unpredictable market resulting in broken crystal balls as it has been for the last 5 years.   This I am sure of.

My 2012 Las Vegas real estate market trends predictions will depend on several factors:

  • Steady interest rates
  • Steady underwriting guidelines (LOL!)
  • Current laws
  • Current market conditions

Buying a home in the Las Vegas Valley in 2012 is going to be no fun and no bueno for buyers because of AB 284!  AB 284 was implemented on October 1, 2011 and complicates the foreclosure process.   Here is what foreclosure filings look like since Oct 1, 2011:

NOW as if our Las Vegas low inventory situation was not bad to begin with, we are JUST (March 2012) beginning to see the impact at the Las Vegas foreclosure auction sales (trustee sales:)

 


NV - Foreclosure Outcomes

This is going to cause complications in the buying process because buyers will have to deal with two main factors:

  • Writing multiple multiple multiple offers x 20 (don't fall in love with one house)
  • Dealing with slightly rising prices
  • Dealing with low appraisals

Buyers may want to have additional cash on hand for those low appraisals.  Sellers are currently pushing the limit with pricing higher and getting multiple offers which also pushes the prices higher.  You need to be prepared for paying that higher price that you offered.  As our inventory currently falls down, sellers know that in the event of a low appraisal, all they have to do is put the home back on the market and seek out a cash offer.  Or a buyer willing to come out of pocket in the event of a low appraisal.

If you a Las Vegas home buyer in this environment - you have to work with a great agent - have thick skin and keep chugging away until you can get the home you really love.  Don't forget - even though new construction is more expensive here - it should not be ruled out as an option!
