Escrow - unilateral cancellation and having multiple open escrows

Posted: 03 Jun 2012 07:45 PM PDT

I have a question regarding Escrow rules and I have not been able to find any clear answers regarding my situation. I am the seller of a property and entered into Escrow with a buyer and the transaction fell through. It is now 36 days passed its closing date and the Buyer refuses to sign off on the cancellation documents. I have another offer on the property and I would like to enter into Escrow for this transaction. Is this permissible to have two Escrows open? My other escrow is being held hostage by Buyer and I really need this other transaction to go through. Buyer refuses to sign and take the earnest money deposit back. Does Escrow automatically lapse? The close of escrow was supposed to be April 27, 2012 and the signed purchase agreement specifies that Close of Escrow would occur on that date. I wish to remain compliant with the law before I enter into Escrow again.

Which should come first in a short sale? Putting the house on the market and and getting a buyer OR contacting the bank first about the list price?

Posted: 20 Jan 2012 05:24 AM PST

There seems to be two schools of thought on this? Which is correct or better, which gets the bank to cooperate? It seems a good idea to get the bank in on the first step so they are OK with the price. But then again, coming to the bank with a buyer in hand might also be better. Which is it?

House Flipping Leads to BIG Profits for a Few Smart Investors

Posted: 03 Jun 2012 03:25 PM PDT

Flipping isn't new. It was common during the real estate boom that peaked in 2006. People profited by buying and reselling homes in a rapidly appreciating market.

Today, in a depressed market, astonishing speed stands out.

In calendar year 2011, 587 homes sold twice in Hillsborough County. The median time between the first sale and the close of the second: three days. Pinellas experienced a similar pattern.    http://tinyurl.com/7vangf8

Las Vegas NV Area Concession Stand

Posted: 03 Jun 2012 12:46 PM PDT

Las Vegas Real Estate

Here is what buyers received in seller paid concessions on April 2012 Las Vegas Area (Henderson - N Las Vegas - Las Vegas) Closes:

  • Less than $500: 77% ($500 only buys you a home warranty or (no and) an appraisal)
  • Between $501-4000: 14%
  • Over $4001: 9%

This pretty much means that sellers aren't giving up much of anything since Las Vegas is a Seller's Market and in dire need of sellable inventory! Inventory levels are rising just slightly and we are seeing some movement/improvement in this sector which is good news, especially for buyers who want/need closing costs!
