 Nevada is a low-tax paradise, according to Brady. It has a no income tax. State sales tax is 6.5%. Total tax burden in Nevada is 49th in the U.S. The state ranks 29th highest for property tax collections. What's more, Nevada does not have an estate or an inheritance tax    
     But the more established 55+ communities have generally fared better than those for the general population, according to TopRetirements.com, which ranks Nevada as the ninth best place to retire.

Closing Escrow - One Open, One Uncancelled. Can I close??

Hi. I'm trying to sell my home in a short sale and I have 2 escrows right now. The first escrow is from a buyer who refuses to sign the escrow cancellation papers. We were out of the contingency period, Buyer and Seller both did their respective duties, and the Bank pulled out their approval on the day of closing. Buyer is mad and trying to enforce the purchase agreement. I went into escrow with another buyer and the bank has accepted the amount. We opened escrow with a different title company and are crossing the T's and dotting the I's. Is it possible to close this second escrow without cancellation of the first? If I go ahead and sign the new escrow, what are the possible consequences to me without the previous buyer cancelling the second escrow? Thanks in advance.

Rent Increases Accelerate to 6 Percent Nationally 
In May, rents were 6.0 percent higher than they were a year ago, up from the 5.4 percent Y-o-Y rent increase in April, and 4.8 percent in March.[1] In San Francisco, rents rose 14.4 percent Y-o-Y in May; Oakland, Miami, and Denver rents are also up over 10 percent Y-o-Y. Of the 25 largest rental markets in the U.S., only in Las Vegas did rents decline Y-o-Y.

Cash REMAINS KING in the Las Vegas Area Real Estate Market!!! It is important for every buyer in the Las Vegas Area Real Estate Market to understand who their buyer competition is in this currently competitive seller's market LV is enjoying! It is important to understand how a seller looks at each financing type:

Cash Offers: Generally have less contingencies and quicker close times. A cash offer may be accepted even if it is lower than a financed offer.

Conventional Financing: Less strict with lender required repairs but larger down payments and more strict credit guidelines.

FHA/VA Financing: Requires more scrutiny with lender required repairs via appraisal. In general these take longer to underwrite and close so a cash or conventional offer looks more enticing to the seller. FHA Requires the deed to be seasoned for several months so some flips bought at trustee's sales are generally out as options when competing with multiple offers!

Other: Less common and creative financing types such as Lease Options, OWC (Owner Will Carry), etc. The "other" category INCLUDES auction terms!!

Las Vegas, Nevada -- In the distressed Las Vegas housing market, many Realtors and Attorneys are calling themselves short sale experts; however, many of these self-proclaimed experts have little or no experience closing short sale transactions. What criterion constitutes an expert?

A recent report named The Myers Team the #1 Short Sale Realtors in Nevada.  Number one status was determined by actual short sale listings closed from January 1, 2007 through December 31, 2011.
