Lender decides if owner needs appraisal in short sale

I've been receiving more questions than usual lately, so I thought I'd make the most of my space and answer two this week. Both of today's questions relate to short sales.

Editor's note: Listings include the resale home's parcel number. Occasionally, the address listed is the homebuyer's mailing address and not the actual location of the home. Check the parcel number to make sure. Also, a few transactions do not reflect the market value of the homes.

Condo owner might be able to avoid sale restriction

Q: In 2005, I purchased three condominiums. Several years later, the homeowners association passed a rule that a unit could be sold only to an owner/occupant. I wish to sell one this year but that rule seriously limits my chances. I did ask the HOA if I am grandfathered into the rule. I was told "no." What can I do?
