Posted: 11 Oct 2009 07:01 PM PDT Does he get up on the roof and check flashing? Does he crawl into the attic or just peer into it with a flashlight? If the power is not on when he arrives, is he expected to reschedule and return to complete those points he could not cover ? Does he turn on the central heating and / or cooling system and measure output? What are the points he covers in a full residential home inspection? What should I expect from local home inspectors? What should a buyer INSIST on? |

Posted: 11 Oct 2009 11:04 AM PDT You know the story....no joy with MLS.. We are a private party, prequalified and ready to buy today. No joy with MLS search. Our criteria: 3 bd, 2 bth, 2 car attached garage, SINGLE STORY, 1750 SF, pool preferred (no boxes with tiny backyards) but fully landscaped nice backyard & sitting area a must if no pool. Our areas: SW Vegas (south of trop, NOT close in) all the way to Mtns Edge, or anything Silverado to Henderson. Avoiding north, nw, close to strip, east to boulder, etc. Just say NO to: Very old homes, sellers who are sky high over comps, Fixers, oddball layouts, busy streets, questionable streets/nbrhds, cars everywhere on street, etc. Must be a nice, clean, very safe area, MOVE IN READY. Absolutely NO short sales; or REOs with 3rd liens, other 'issues', etc. A non-REO is strongly preferred. Please call me anonymously at 206-339-1875 or contact me thru trulia if you wish. (I will call you back ASAP - thanks!) |
