Bank orders appraisal - before loan approval. Posted: 27 Oct 2009 01:50 PM PDT I have applied for a FHA mortgage loan with Wells Fargo. The loan officer made me sign all sort of papers, then charge my account for an appraisal 520.- before approving my application for an FHA loan . The purchase price was 130.000- and the appraisal value was 145.000-, but the bank turned down my application on the basis of my insufficient income. Is it normal they have ordered the appraisal before approving my loan, and make me incur such expense? Where should I complain about this? Thank you Van |

Posted: 27 Oct 2009 09:47 AM PDT here is an example - let's say you bought the home for 500K, short-sold the property at 200K, you owed the bank 450K. so the bank issues you a 1099 for 250K. if this was a primary home, obama takes care of this - you don't have to report this (forgiveness act?). for a 2nd home, you're screwed. 250K is taxible - so at 30% tax bracket, you need to pay IRS 75K. for investment property, can you report a loss on the sale of the property - and offset this 1099? so, in the case of investment property, 200K(price you sold) - 500K(price you bought) 250K (amount forgiven) = -50K. is this understanding more or less correct (i think you need to take depreciation/etc into account, but roughly correct?) i know every situation is different and i need to talk to a tax attorney, but surely many people have done short sales and those who have can give general pointers? thx - jen3 |
Posted: 27 Oct 2009 09:01 AM PDT to short sale the other unit (one bedroom) so that i can keep my studio. has anyone had successful short sales of mgm signature / condohotel units in las vegas? do condo-hotel units make short selling more difficult (as if short sales wasn't difficult enough!)? i see quite a number of 'competition' (same complex) on mls right now. how would you distinguish my unit from the rest? how would you market this investment property differently than say a home for a first time buyer (or would you market this the same)? tell me some success you've had, ideally with a condohotel unit like this. |
