Im looking to buy in the 89138/89144 area of Las Vegas and was wondering if there are any lenders that will let me buy in the 200-350K range.

Im in the navy and can use my VA loan if need be. I dont have much I can put down yet but am working on it. Im looking at a bigger house with 4 to 5 bedrooms and will rent out the other three rooms for a couple of years. Any help would be appreciated.

You can now buy a home with 20% down (your money or someone else's) as long as you have the ability to repay the loan based on the qualification guidelines above.  Your current credit score doesn't matter. 

Eligible Properties – Single Family Residence (SFR) only
Loan Types – 30 Year Fixed Rate @ 8.99% or 15 Year Fixed Rate @ 8.50%
NO Prepayment Penalties
Minimum loan amount – $40,000
Maximum loan amount – $250,000
Required down payment – Minimum 20% down on owner-occupied SFR
Source of down payment – Can be from borrower's own funds or gift funds
Qualification guidelines – Full Documentation Underwriting Guidelines – job stability and longevity, cash reserves required, full appraisal performed
Credit Criteria – No minimum credit score; credit decision based upon the borrower's credit status prior to their first mortgage delinquencies
Total loan fees – 5% of loan amount Seller contributions allowable – seller can contribute up to 6% of loan fees

1 – You have the ability to buy at today's low prices instead of years in the future.

2 – You will save money over renting plus have the security of being in control over your home instead of worrying whether your landlord is going to default on their mortgage and you'll be evicted.
3 – The loan fees and interest payments are tax-deductible.
4 – You are protected from overpaying for a home because of the appraisal.
5 – This is not a predatory loan.  Predatory lending is defined as unfair, deceptive or fraudulent practices during the loan origination process.
6 – The goal is to refinance this loan to a traditional mortgage after a few years of consistent, on-time payments.

**The Freefall Inventory Plunge Continues in Las Vegas!!!**

We are still squeezed for inventory.  New REO listings are few and far between thanks to AB 284 with currently no end to that drama in sight.  Multiple offers on well priced homes are widespread. Everyone from first time buyers to investors are taking advantage of "opportunity".

This is for all the buyers wondering "where is the inventory"? The inventory is here, this graph shows that buyer interest is extremely high and gobbling up all that new inventory coming online!

This is also for people saying "shadow inventory exists"! Well I believe it exists but it also exists in Las Vegas short sales which has tripled to quadrupled it's formerly stagnant close ratio since late spring.

These are Listing/Under Contract & Pending/Sold Trends from December 2007-April 2012.

Contracted closings are stalled because of the large amount of Las Vegas short sales that are contracted.

REO Financing Profile for Las Vegas Area

Cash is the obvious dominator with overall Las Vegas Area REO Purchases. Cash not only dominates but CRUSHES financed purchases under $75000. The primary reason is the stuff priced under $75000 is unhabitable and ineligible for financing or is condo ineligible for financing.

Asset managers for REO also may choose cash offers that may be lower than financed simply because financed offers have exceeded their appraised price on the property or because there are less contingencies and they can close quicker (which takes the asset - or liability - off of their books quicker.)

Condo financing is currently a challenge in the Las Vegas Area. Lenders want to see low investor concentration, low HOA deliquencies and no construction defect or other litigation against HOA or community. To determine if a condo is eligible for financing, a condo certification may be ordered from the HOA (this does cost money) and have it run by an underwriter.
