When we apply the ROI formula to   LAS VEGAS property it is always a much higher return than residential real estate in California.  The ratio of rent to purchase price is also lower in California.

        In out of state markets, LAS VEGAS, it is not uncommon to get 1% of the purchase price in monthly rent.A $100,000 value yields about $1,000 per month in rent. In California, we usually only get about 0.5% of the purchase price for monthly rent, so the ROI in California is usually 50% less than out of state. 
      Today with the internet and professional property management companies to handle repairs, rent collections, etc.… your property could be around the corner or in Las Vegas with the same piece of mind.

Return On Investment (ROI) should be high on your list of factors to use.
 Ask yourself, how hard is my money going to work for me? say you have $25,000 to invest and you are able to find a CD that pays 2%. In this case your $25,000 makes you $500.00 for the year. Your ROI is 2%.

 instead you used this $25,000 as down payment and closing costs on a home worth $100,000, and your profit each month was $200.00 after all expenses (mortgage, property tax, insurance and property mgt.) conservative
 You would make $2,400/year in profit for an ROI of 9.6%, before calculating any appreciation or tax shelter benefits. So which do you feel is the better investment, the CD or the real estate?

California real estate has always been considered gold, but along with that
comes a much higher price tag. Even in today's market slump, it is conservatively 3 to 5 times as costly compared to many out of state markets, requiring more cash out of pocket and significantly decreasing your return on investment.

Unfortunately for Buffett, the cost and logistics of making such an investment in large enough size to move the needle for Berkshire Hathaway is prohibitive. 

The challenges of scaling a bet on distressed single-family homes is a theme that has been echoed by other high-profile investors, from Buffett's fellowForbes 400 member Sam Zell to hedge fund manager Bill Ackman, both of whom have voiced similar perspectives over the past year.
