valued at $335K, is currently on the market at $262K with very little interest. Foreclosed homes of the same model are listing as low as $199k. I'm curious about offering owner-financing for those that cannot get bank financing (possibly due to a recent foreclosure). I owe $232K at a fixed rate of 5.85%. Could you tell me what are the pros and cons of owner financing? My initial thoughts are to offer the home at $262K, with little down and a finance rate of 7-8%. Thoughts?

Just read an article that says NAR stats show national house prices dropped about 7% in July, with the West dropping almost 15%. Is Vegas following this trend or bucking it? I'm moving to Las Vegas and want to buy a house probably in the next 6 months, so I want to know whether I should buy sooner rather than later in that period.
