Should I consider a new agent? Posted: 22 Feb 2009 03:38 PM CST My current RE Agent has recommended to me a few times to make an offer at or ABOVE the listing price, 3% closing costs because "It's competitive right now due to your price range." Not one of these properties has appliances either nor new carpeting. My two friends make purchases in Las Vegas (we're all in the same price range of $100K, NW region, non-cash, FHA Loans) within the last 4 mos, with both not paying closing costs and one came in at $10K under listing while the other came in at $15K under the listing. They weren't short sales but were REO. I mentioned this to my agent and all I got was, "Yah, well that's not realistic if you expect to find a decent property." Yet they both had decent properties in good neighborhoods. I mean, seriously, what am I to think? Here I have two friends with two different agents and they both got more than what they wanted, yet my agent is telling me it isn't realistic. I feel my agent isn't giving me the right advice. |
