Q: My son found that splitting his single mortgage payment about two weeks apart into two payments saves him considerable interest and, therefore, less total amount owed over the length of the mortgage. I asked my credit union where we have our mortgage, and they said they were unable to do this same thing. Have you heard of this plan? What is your opinion? --- V.A.

The Neighborhood Stabilization Program Nonprofit Collaborative consisting of six local nonprofit agencies designated to assist families achieve homeownership will act on recent announcement from Housing and Urban Development Secretary Donavan and Sen. Harry Reid, which will bring $1.3 million in emergency technical assistance to help reverse the effects of foreclosure and abandonment in certain neighborhoods in the city of Las Vegas and Clark County.

In some areas, sellers are racing to put their homes on the market before the temporary homebuyer tax credits expire. Currently, homebuyers who qualify need to be in contract to buy a home by April 30. The transaction must close by June 30. The word on the street is that the credits won't be extended again.

Las Vegas resident Mauri Collins, 66, is short selling her condo. She refinanced in 2007 and now owes $172,000 on a property that is worth about $40,000. In October of 2009, she enlisted a Realtor to short sale her home after losing her job at University of Nevada, Las Vegas. Within days, an offer on her house was received. Paperwork and the offer were submitted. Then the waiting began. The buyer is still interested, but with the closing date of March -- 31 days away, the short sale hasn't been approved by her lender. Meanwhile, her property entered foreclosure and is slated for trustee sale in May. Prepared for the worst, she is resigned to losing her home and moving in with her son.

Lennar has 90 move-in ready homes available that will meet the tax credit deadline at several of its new-home communities in the Las Vegas area.
